Website Privacy Policy

This policy explains what happens to personal information you give us through this website, or that we collect while you are using it.

If you are a landlord whose property we manage, or whom we have contacted about HMO management, this is not the document you want. A separate landlord privacy notice covers that information, which we collect and use for different reasons and under different legal bases.

2. What we collect through this website

If you use our contact form, we collect your name, your email address, your telephone number if you give it, and whatever you write in the message field.

If you email or call us, we hold whatever you choose to tell us.

When you browse the site, our analytics records the pages you visit, roughly where in the world you are, and what kind of device and browser you used. This is described in section 4, and it does not identify you.

We do not ask you to create an account, we do not take payments through this website, and we do not record your keystrokes or your session.

3. Why we use it, and our legal basis

We do not use your information to make automated decisions about you, and we do not profile you.

4. Cookies and analytics

We use Burst Statistics for website analytics. It runs on our own server, it does not set tracking cookies, and the data it collects is not shared with anyone. It does not follow you to other websites.

We do not use Google Analytics and there are no advertising or social media tracking scripts on this site.

Where cookies are used, our consent banner asks you first and blocks non-essential scripts until you agree. Full detail is in our cookie policy, including how to change your mind afterwards.

5. Marketing

We do not send marketing emails. If you make an enquiry, we reply to it. We will not add you to a mailing list, and we will not pass your details to anyone who will.

6. Who sees your information

  • Google, as the provider of our email. Anything you send us arrives in a Google Workspace inbox.
  • 123-reg, our website hosting provider, on whose servers the site and its analytics run.
  • We do not sell personal information and we do not share it for anyone else’s marketing.

We will disclose information where the law requires it, for example to a local authority exercising its statutory powers or in response to a court order.

7. Information leaving the UK

Google may process email outside the United Kingdom. Where it does, that transfer is covered by the International Data Transfer Addendum to the EU Standard Contractual Clauses, which is one of the mechanisms UK data protection law permits.

8. How long we keep it

Enquiries that do not become business: 12 months from our last contact with you, after which we delete them.

If you become a client, your information moves under our client records and is kept for as long as we act for you and for six years afterwards, which is the period we may need it for tax and for defending a claim.

Website analytics data is aggregated and does not identify you.

9. Your rights

You can ask us to:

  • give you a copy of the information we hold about you
  • correct it if it is wrong
  • delete it
  • stop or limit what we are doing with it
  • send it to you or someone else in a portable format
  • stop relying on legitimate interests, by objecting

10. Complaints

If you are unhappy with how we have handled your information, tell us first and we will try to put it right.

You also have the right to complain to the Information Commissioner’s Office at any time, at ico.org.uk or on 0303 123 1113. Complaining to us first does not affect that right.

11. Changes

We update this policy when what we do changes. The date at the top tells you when it last happened.
