An HMO is not a house with more tenants in it

It is a licensed property. There is a named manager carrying duties under the Management of Houses in Multiple Occupation (England) Regulations 2006. The rooms let and turn over independently of each other. The licence has conditions attached and an expiry date that does not move.

Most letting agents run HMOs alongside single family lets and treat them the same way. We do not run anything else.

What we do

Full HMO management

Room letting, referencing and Right to Rent, tenancy documentation, deposit protection, rent collection and arrears, maintenance, inspections, licence condition monitoring and monthly reporting.

15% of gross collected rent, and 13% where you have three or more properties with us. We are not currently VAT registered, so there is no VAT to add.

Contractor invoices are passed through at cost. We charge you our fee. We do not also take a margin on your builder.

We do not guarantee your rent

We collect it and we pursue it, but we do not guarantee it, and we would rather say so on the first page than have you find out later.

We ran guaranteed rent arrangements for years, so this is not a criticism of the model. It suits some landlords. But the fixed monthly figure is always set below what the property would earn if it were let well and kept full, and that gap is the price of the certainty. With management you carry the void risk and keep the upside.

We visit the property, spend an hour going through it, and send you a written note of what we find. No charge and no obligation. If the note says the property is in good order and you do not need us, you keep the note.

We do it because the duties under the 2006 Regulations fall on the manager. Managing a non-compliant HMO is our exposure as much as yours, so we are not willing to take one on unseen.
